What are home measurement services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they walk the house, they note the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser creates a report and a more detailed sketch showing the total area of the home and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Property taxes

Tax records often reflect incorrect square footage because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you have! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A home measurement service can ensure that you're paid a fair price for your property. Area is one of the most important elements potential buyers consider when purchasing a house — but since these values are often estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or measurement service performed by an appraiser (after any renovation that might have affected square footage).

Material for real estate agents

To ensure that your client's home closes at a price that accurately reflects true market value, we recommend seeking a home measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can review the layout and characteristics of the property before and after touring.
